Specialty Financing

Specialty Financing is a term we use at Mortgage West to include loans that are not mainstream. These loans can apply to both residential and commercial properties. They include the following:

1.   SBA Guaranteed Financing – As stated before SBA guaranteed loans are available for small businesses that are unable to borrow on reasonable terms and conditions from other sources. ( See our SBA tab for additional information )

2.   Construction Financing – Construction financing is a lending marketplace unto its own. Currently, it is difficult to find Banks or Investors who will participate in these types of  transactions due to the unstable real estate market and economic environment. Certain property types are more attractive to our investors than others.

Having said all this, we are still able to fund many construction projects in both residential and commercial arenas. Each project is  case by case, however there are funds available for construction projects as we speak.

3.   Residential Rehab Financing -  We have private funding available to individuals who are investors of single family homes, who will loan money on these projects for as little as 20- 30 % down, depending on the borrowers strength. 4.   Private Funds Financing -  Private Funds, or private money investing, has become very prominent and important to the current marketplace.

Although it has always been in the background, it has now taken the place of the sub-prime lending market as it used to be.

These funds are those from private pools of investment money including retirement type funds looking for a better rate return than is available in the regular money markets.

This type of lending while notably more expensive, can in the right circumstances be a win win for all parties involved.  At the same time it creates liquidity for projects or circumstances that need to move forward, it also creates a better than average and safe investment vehicle for those who invest.

·         Multifamily Purchase and Refinancing
